North Las Vegas Communities

Incorporated in 1946, the city of North Las Vegas is located in Clark County. North Las Vegas Communities stretch across the northern edge of the Las Vegas Valley, occupying more than 82 square miles. From 2000 to 2010, the population of North Las Vegas grew by 87.9% to make it one of the fastest growing large cities in America. As of the 2010 census there were 216,961 people living in North Las Vegas to make it the fourth largest city in Nevada.

Nevada has one of the most advantageous tax structures in the country. This means:

* No personal income tax
* No corporate income tax
* No inheritance, estate and/or gift tax
* No franchise or inventory tax

“North Las Vegas Communities” have many parks and recreational centers that occupy a total of 345 acres of land. There are activities for the whole family. The city is also located near Lake Mead National Recreational Area, Red Rock Canyon National Conservation, Hoover Dam, Spring Mountain National Conservation, the ski resort at Mt. Charleston and the Las Vegas Speedway.

The housing market in North Las Vegas covers the whole range of construction from entry level to large custom homes. The cost of living index for North Las Vegas is similar to that of Phoenix Arizona, Salt Lake City Utah, and Albuquerque New Mexico. The city planner’s focus on economic development for North Las Vegas has attracted many new businesses to its already successful commercial and industrial business base. Despite the record breaking growth in available commercial space, the City´s industrial market has the lowest vacancy rate in Southern Nevada.

There are two major master planned communities, Aliante and Eldorado, in the City of North Las Vegas. The master planned communities are incorporating a mixture of luxury and affordable housing projects as well as commercial and recreational areas.

In recent years the Bureau of Land Management has released more than 16,000 acres of land, providing excellent growth opportunities to this growing metropolitan area.
